Cochrane committee to hear parking variance request tied to three-unit conversion at 110–112 Third Street West
The Town of Cochrane’s Committee of Adjustment will consider a minor variance application on Wednesday, April 8, 2026, that seeks to reduce on-site parking for a proposed three-unit apartment dwelling at 110–112 Third Street West. The public hearing is set for 6:30 p.m. at Town Hall, 171 Fourth Avenue, in Cochrane.
The request is connected to a proposed change in use at the property, where the owner plans to convert a vacant ground-floor commercial space into a third residential unit. According to the town’s notice, the application would allow fewer parking spaces on the property than required under the zoning bylaw.
The owner listed on the application is 1964466 Ontario Inc. The file is Minor Variance Application No. A03-2026 under the Town of Cochrane’s Zoning By-law 968-2013, as amended.
In its notice, the town said the current building includes a vacant commercial space on the ground floor and two residential units on the second storey. The proposal would convert the main floor into a residential unit, creating an apartment dwelling with three residential dwelling units.
Under Section 3.20(1) of Zoning By-law 968-2013, apartment dwellings require a minimum of 1.25 parking spaces per dwelling unit, according to the notice.
The application asks to permit one on-site parking space on the property at 110–112 Third Street West. The notice cites Section 3.19(3) of the bylaw, which states that required parking spaces must be located entirely on the same lot as the building, structure, or use they serve.
The applicant confirmed that one parking space is available on the subject lands and said two parking spaces have been reserved in the Cochrane Tel Services parking lot for the month of April, according to the town’s notice.
The notice says the Committee of Adjustment hearing will be held in person at Town Hall on April 8.
