Cochrane planning board approves two Brower Township consents; appeal deadline Dec. 31

The Cochrane and Suburban Planning Board approved two consent applications, B2025-12 and B2025-13, for property owned by C. Jansen-Quirt in Brower Township on Dec. 11, 2025. The last day to appeal is Dec. 31, 2025.

Eligible parties may appeal to the Ontario Land Tribunal by the deadline. The approval is conditional and must be finalized within two years. The decision applies to South Part Lot 7, Concession 4, Brower, and North Part Lot 7, Concession 4, Brower Township.

In reaching its decision, the board considered Section 53 of Ontario’s Planning Act, the Town of Cochrane Official Plan, a planning report dated Dec. 1, 2025, correspondence received, and information presented at a hearing held Dec. 10, 2025.

Approval is subject to two conditions:

  • The applicant must provide confirmation that the proposed lot can accommodate a private sewage disposal system, to the satisfaction of Northeastern Public Health.
  • The applicant must provide a copy of the registered survey of the severed lots, prepared by an Ontario Land Surveyor, if required to transfer the lands.

All conditions must be fulfilled within two years from the mailing date of the decision notice. Once all authorities confirm compliance in writing, the Secretary-Treasurer is authorized to issue a certificate under subsection 53(42) of the Planning Act. It is the applicant’s responsibility to meet the conditions within two years; no further warning of the deadline will be issued.

If the conditions are not met within two years and the applicant wishes to proceed, a new application and fee will be required.

Only individuals, corporations, and public bodies may appeal. An unincorporated association cannot file an appeal, but an individual member may file on an association’s behalf.

A notice of appeal must be filed with the Secretary-Treasurer of the Cochrane and Suburban Planning Board, set out the reasons for the appeal, and include the fee prescribed under the Ontario Land Tribunal Act.

If no appeal is filed within the prescribed period, the decision to give or refuse provisional consent becomes final, subject to the applicable provisions of the Planning Act.
