Cochrane Planning Board Schedules August 13 Hearing for Proposed Land Severances Along Highway 579
A public hearing regarding applications for provisional consent to sever land at 804 Highway 579 is scheduled for Wednesday, August 13, 2025, at 7:00 p.m. at Town Hall, 171 Fourth Avenue in Cochrane, according to a public notice from the Cochrane and Suburban Planning Board.
The hearing will allow residents to provide input before the Planning Board makes a decision on the request to create three new lots from the property. This proceeding is required under Section 53 of the Ontario Planning Act.
The public notice states that the application was submitted by Mackenzie Van Horn of Tulloch on behalf of J. Hoogenhoud (Estate) and R., M., and D. Hoogenhoud. Details from the application indicate that Parts 1 and 2 of the proposed severance, corresponding to B2025-05 and B2025-06, are each approximately 18.8 hectares with about 293.43 metres of frontage on Highway 579. Part 3 (B2025-07) is approximately 19.4 hectares and has the same frontage. The notice further states that all three proposed lots are vacant and intended for future rural residential use.
The portion of the property not proposed for severance, containing an existing dwelling and accessory buildings, would remain with the owners. This retained part is about 17.8 hectares with a frontage of 832.78 metres on Highway 579.
According to the notice, individuals wishing to participate in the public hearing electronically are asked to provide their contact information and either the application number or property address to the Planning Board by August 11, 2025. Those wishing to be notified of the decision must submit a written request to the Board at the address provided in the notice. The notice also specifies that only those who make a written submission before the decision is made may be eligible to appeal the decision under the rules of the Ontario Land Tribunal.
