Public Hearing Scheduled for Minor Variance Request on Fifth St in Smooth Rock Falls
The Committee of Adjustment in Smooth Rock Falls will consider a request for a minor variance at 71 Fifth St on September 15, 2025, at 6:30 p.m. The hearing is scheduled to take place at Town Hall, 142 First Avenue, with attendance available both in person and through a Zoom webinar.
According to the notice issued by the Town, the application concerns changes to zoning by-law requirements for the construction of an accessory garage at the specified property. The public hearing allows for community attendance as part of the process outlined under Section 45(1) of the Planning Act.
The applicant is requesting variances to Zoning By-law 2016-14. Specifically, the proposal seeks to increase the maximum lot coverage for all accessory structures from 20% to 36%, and to increase the maximum total lot coverage, which includes all structures, from 40% to 46%. If approved, these changes would allow for the construction of a larger accessory garage than currently permitted under existing regulations.
