Smooth Rock Falls offers industrial land incentives, including up to 90% purchase-price reimbursement for eligible builds
The Town of Smooth Rock Falls says industrial land is available for sale and short-term leasing at the Near North Industrial Centre, and that buyers who build within two years may be eligible to have up to 90% of the land purchase price reimbursed. The town posted the offer in an online notice dated Aug. 18, 2026.
For residents, the announcement signals that the municipality is using financial incentives to attract or support new industrial development at the site, which could affect future construction activity and municipal tax revenues.
According to the town’s notice, the land-purchase reimbursement is tied to building within two years and is subject to eligibility requirements and program terms.
The town also lists a three-year, graduated municipal tax rebate for eligible developments based on the improved assessed value: 75% in Year 1, 50% in Year 2 and 25% in Year 3.
The town says the industrial centre has both serviced and unserviced lots, with a range of lot sizes available.
In its materials, the town says water, sewer, electricity and natural gas are available at the site, and that the property has access to Highway 11 and other transportation routes.
The town lists manufacturing, logistics and storage among potential uses for the land.
