Smooth Rock Falls rezones seven Catharine Street lots to allow 20-unit seniors’ rowhouse
Smooth Rock Falls council passed Zoning By-law Amendment No. 2026-62 on Aug. 4, rezoning seven Catharine Street properties to allow a 20-unit rowhouse development intended for seniors.
The change sets the zoning rules that would apply to the project, including site-specific standards for things like setbacks and parking. Residents who want to challenge the decision at the Ontario Land Tribunal must meet the town’s appeal deadline.
The amendment applies to 336, 339, 340, 344, 345, 350 and 356 Catharine Street.
Under the bylaw, those properties are rezoned from Residential First Density (R1) to Residential Third Density Special Exception (R3-3).
The town’s notice says the R3-3 special exception permits a 20-unit seniors’ rowhouse development and addresses provisions in the zoning bylaw related to front yard setback, lot frontage, building separation, and parking and access.
Appeals to the Ontario Land Tribunal must be filed by Monday, Aug. 24, the town said. The notice also states that under the Planning Act, appeals may be made only by the applicant, a specified person, a public body, the registered owner of land the bylaw applies to, or the Minister.
A copy of the zoning bylaw amendment can be inspected during regular office hours at the municipal office at 142 1st Avenue in Smooth Rock Falls, the town said.
