Timmins council to hold Feb. 27 meeting on zoning change for 3957 Highway 101 West
Timmins city council will hold a public meeting Feb. 27, 2026, on a proposed zoning bylaw amendment for 3957 Highway 101 West. The meeting is scheduled for 10 a.m. in council chambers at Timmins City Hall, 220 Algonquin Blvd. East.
According to the city’s notice, the proposed amendment would change development permissions on the property by allowing a larger and taller accessory structure and permitting a second dwelling unit on the site.
The application is listed as file Z-2025-11, and the applicant is Shanny Doucet, the notice states.
The city is proposing to rezone part of the 3957 Highway 101 West property in Mountjoy Township from Rural (RD-RU) to Rural (RD-RU) SP6.200.
As described in the notice, the amendment would increase the maximum permitted size of an accessory structure from 139.0 square metres to 373.48 square metres. The city said the proposed structure would include: a 189.53-square-metre commercial garage with an office; a 178.38-square-metre residential garage; and a second-floor residential dwelling unit.
The notice also proposes increasing the maximum permitted height of an accessory structure from 5.37 metres to 8.08 metres.
In addition, the city said the zoning change would permit a dwelling unit on the second floor of the accessory structure in addition to the existing single detached dwelling, for a total of two residential units on the property.
The public meeting is being held under Section 34 of Ontario’s Planning Act, according to the city’s notice.
