Timmins to hold April 8 public meeting on rezoning request for 422 Hemlock St.
Timmins city council will hold a public meeting on Wednesday, April 8, 2026, at 2 p.m. in council chambers at Timmins City Hall (220 Algonquin Blvd. East) to consider a proposed zoning bylaw amendment for 422 Hemlock St.
The application would rezone the property from institutional to residential to allow an existing two-storey institutional building to be converted into three residential units. The proposal also includes requests to reduce some required lot dimensions, which could affect how the site is laid out.
The applicant is Brijesh Patel (1001033964 Ontario Inc.).
In its notice, the City of Timmins says the zoning would change from Institutional (NA-IN) and Institutional with Special Provision 6.131 (NA-IN SP6.131) to Residential Third Density (NA-R3) SP6.201, which would permit uses allowed in the Residential Third Density zone.
The application also seeks reductions to requirements under the city’s zoning bylaw. The requested changes include reducing the minimum lot frontage from 18.2 metres to 13.77 metres.
The request also seeks to reduce the front yard setback from 7.5 metres to 2.33 metres.
A third reduction would lower the north interior side yard setback from 1.8 metres to 0.53 metres.
The city lists the application as File No. Z-2026-01.
The meeting is being held under Section 34 of Ontario’s Planning Act, according to the public notice.
