Canada's New Housing Price Index Fell 0.4% in April 2025
The New Housing Price Index for Canada fell by 0.4% in April 2025 compared to March, according to Statistics Canada.
Provincial results varied in April. Newfoundland and Labrador and Saskatchewan recorded the highest monthly increases, both rising by 0.6%. Quebec reported a smaller increase of 0.1%.
Statistics Canada reported that Ontario's new housing prices decreased by 0.4%, aligning with the national average. Alberta recorded the largest decline among provinces at 0.9%. British Columbia saw a decrease of 0.1%.
Prince Edward Island, Nova Scotia, New Brunswick, and Manitoba all had no change in new housing prices from March to April.
Statistics Canada states the New Housing Price Index measures changes in the selling prices of new residential homes, including single homes, semi-detached homes, and townhomes. The index is based on the market price agreed upon by the buyer and the contractor at the time the contract is signed. It is published at national, provincial, and select metropolitan levels. The index is not seasonally adjusted and is not revised after being released.
The next New Housing Price Index, covering May 2025, is scheduled for release on June 20, 2025, by Statistics Canada.
