Cochrane Approves Minor Variance for 1322 Concession 10 & 11, Glackmeyer

The Committee of Adjustment in Cochrane approved a minor variance for 1322 Concession 10 & 11, with the decision announced in an official notice dated May 16, 2025. The last day to appeal this decision is June 3, 2025.

Anyone with an interest in this matter has 20 days from the decision date to file an appeal to the Ontario Land Tribunal, according to the official notice.

The variance was requested by J-P, L, M & C Ouellette under Application No. A01-2025. The application applies to 1322 Concession 10 & 11, Glackmeyer, and part of the adjacent Shoreline Road Allowance. The purpose is to permit construction of a cottage and deck by reducing the required setback from the high water mark. The application also includes changes to the required minimum lot area and frontage.

The committee approved a high water mark setback of 15.54 metres (51 feet) instead of the required 30 metres (98.43 feet). The minimum lot area was reduced to 0.926 hectares, rather than the required 2 hectares. Lot frontage was set at approximately 52.18 metres (171.19 feet), below the requirement of 90 metres (295.27 feet).

According to the notice, the owners of 1322 Concession 10 & 11 are in the process of purchasing the adjacent Shoreline Road Allowance from the municipality. The intention is to merge the properties into one parcel.
