Cochrane committee approves reduced lot frontage for 1141 Concession 2&3; appeals due Oct. 28
The Town of Cochrane’s Committee of Adjustment has approved a minor variance to permit a 76.03‑metre (249.44‑foot) lot frontage—below the 90‑metre (295.28‑foot) minimum—for a planned severance at 1141 Concession 2&3 in the Glackmeyer area. The last day to appeal is October 28, 2025.
The decision sets the frontage for the severed parcel linked to consent file B2025‑11 and allows the severance to proceed unless an appeal is filed with the Ontario Land Tribunal.
In its decision, the committee considered Section 45 of the Planning Act, the Town of Cochrane Official Plan, the October 1, 2025 planning report, correspondence, and information presented at an October 8 hearing.
The application’s stated purpose is to recognize a deficient lot frontage proposed through the consent process. Section 4.5.2 3) b) requires a minimum frontage of 90 metres (295.28 feet); the approved variance permits 76.03 metres (249.44 feet) for the severed lands.
The owner is listed as M. Johnson, with B. Lalande as agent.
Individuals, corporations and public bodies may appeal the decision to the Ontario Land Tribunal. Unincorporated associations cannot file an appeal, though a member may file in their own name.
A notice of appeal must be filed with the secretary‑treasurer of the Committee of Adjustment within 20 days of the decision, setting out the objection and reasons and including the prescribed Ontario Land Tribunal fee. If no appeal is filed within 20 days, the decision is final and binding.
Additional information about the application is available for inspection at Town Hall, 171 Fourth Avenue, Monday to Friday, 8:30 a.m. to 4:30 p.m. Appeal forms are available on the Ontario Land Tribunal’s website.
The Town published the notice of decision on October 10, 2025; the certified decision is dated October 9, 2025.
