Cochrane Committee to Review Variance for Food Bank Property on July 16

The Town of Cochrane’s Committee of Adjustment will consider a minor variance application for 110 Fifth Avenue on Wednesday, July 16, 2025, at 6:30 p.m. at Town Hall, 171 Fourth Avenue, according to a public notice issued by the Town.

According to the notice, the application was submitted by Cochrane Food Bank Inc. The application seeks approval to construct a mercantile store with storage on the property.

The notice states that the application requests relief from the following zoning by-law requirements:

  • An interior side yard setback of 0.076 metres (3 inches) instead of the required 1.2 metres.
  • A minimum lot area of 440 square metres instead of the required 465 square metres.
  • A minimum lot frontage of 10 metres instead of the required 15 metres.

The public hearing is open for participation by any person. The notice indicates that anyone wishing to participate should email or call the Town by Monday, July 14, 2025, and provide their name, phone number, and either the application file number or the property address. The Town will return calls and provide options for participation, including electronic attendance if necessary.

According to the notice, written submissions are recommended and may be sent by email, by regular post, or delivered in person to Town Hall. Written submissions must include the sender’s name, address, and the application number. To be notified of the decision, a written request must be made using one of these methods.

The notice specifies that only the applicant, the Minister, specified persons such as utility and transportation companies, or public bodies may appeal a decision of the Committee of Adjustment to the Ontario Land Tribunal. Specified persons and public bodies must submit written submissions before the decision is made to preserve appeal rights. The Committee may proceed if individuals do not participate or submit written requests, and further notice may not be provided.
