Cochrane Council Approves Zoning Change for Apartment Dwellings on Lots 41 and 42

The Council of the Town of Cochrane passed By-law 2025-46 on May 13, 2025, which permits the construction of three apartment dwellings on Lots 41 and 42 of Plan 6M494 in Cochrane. The by-law provides for a minimum lot frontage of approximately 39.6 metres and a minimum separation distance of 4 metres between any two opposing walls of dwellings on the same lot. Zoning for these lots changes from Residential First Density (R1) to Special Residential Second Density Zone (R2-2).

According to the official notice, the deadline to appeal the by-law is June 5, 2025. Appeals must be submitted to the Planning Department of the Town of Cochrane. Only individuals, corporations, or public bodies may file an appeal. Unincorporated associations or groups cannot appeal directly, but an individual member may file on behalf of a group.

The Ontario Land Tribunal will consider appeals only from those who made oral submissions at a public meeting or provided written comments to council before the by-law was passed. The Tribunal may also decide if there are reasonable grounds to add a person or public body as a party to the appeal.
