Cochrane Council to Decide on Sale of Surplus Land Near Fifth Street
The Town of Cochrane has announced its intent to close several unopened road allowances and laneways and to declare this land as surplus municipal property. Council will consider a by-law regarding this matter at its regular meeting on Tuesday, September 23, 2025, at 6:00 p.m. at Town Hall, 171 Fourth Avenue in Cochrane.
This information is significant for residents because local land use could change if the surplus property is sold, potentially affecting the neighbourhood near 3 Fifth Street.
According to the Town, the land in question is made up of portions of road allowances and laneways located between parcels legally described as Parts Lots 313-351, 359-398, 412-440, 464, 467-491, and 524-535 on Plan M174NB. The parcel is adjacent to 3 Fifth Street. The land is approximately 1.37 hectares (3.38 acres) in size, with final area to be verified through a survey. The Town intends to sell the surplus land to the owner of 3 Fifth Street through the Growth Community Improvement Plan.
The land is designated as Residential Neighbourhood Area according to the Cochrane and Suburban Planning Area Official Plan and is zoned as Residential First Density (R1) under Zoning By-law 968-2013. The process follows land management policy set by By-law No. 1502-2022 and is carried out in accordance with section 270 of the Municipal Act, 2001. Council Resolution No. 2025-298, giving approval for this process, was passed at the August 12, 2025 council meeting.
