Cochrane Planning Board Approves Land Consent with Conditions, Sets July 6 Appeal Deadline

The Cochrane and Suburban Planning Board approved Consent Application No. B2025-04 for land at 2860 Highway 579 Concession 6&7 in the Town of Cochrane. The decision was issued on June 16, 2025, and the last day to file an appeal is July 6, 2025.

The approval concerns an application by R. and M. Woods under Section 53 of Ontario’s Planning Act. This notice is relevant to residents and property owners who may wish to review the decision, understand the process, or consider submitting an appeal by the stated deadline.

According to the Planning Board, the decision was made after considering the applicable provisions of Section 53 of the Planning Act, the Town of Cochrane’s Official Plan, the planning report dated May 28, 2025, correspondence received, and information presented at a hearing on June 11, 2025.

Approval is subject to three conditions:

  • Payment of any outstanding municipal taxes and any other charges or local improvement taxes for both the lot to be severed and the lot to be retained.
  • Submission of a registered survey of the severed lot prepared by an Ontario Land Surveyor.
  • Confirmation that the proposed lot can accommodate a private sewage disposal system, to the satisfaction of the Northeastern Public Health Unit.

All conditions must be fulfilled within two years of the notice of decision. The Planning Board will not issue further notice regarding the expiry of this period. If these conditions are not met within two years, a new application and fee will be required to proceed.

Appeals may be submitted by individuals, corporations, or public bodies, but not by unincorporated associations or groups. Appeals must be filed with the Secretary-Treasurer of the Cochrane and Suburban Planning Board by July 6, 2025, including a notice of appeal with reasons and the required fee. Appeal forms are available from the Ontario Land Tribunal website.

If no appeal is filed within the 20-day period, the decision will become final as provided by the Planning Act. Further information about the application can be inspected at Town Hall, 171 Fourth Avenue, during regular office hours.
