Cochrane planning board approves land severance application B2026-03; appeals due Nov. 4, 2026

The Cochrane and Suburban Planning Board has approved a consent (land severance) application for property owned by R. Lessard in Cochrane. Appeals must be filed by Nov. 4, 2026, according to the board’s notice of decision.

The approval is conditional. Under the decision, the applicant has two years to meet the planning board’s requirements, including municipal conditions and a registered survey, and there are separate two-year deadlines related to stamping the deed.

In its decision, the planning board said it reviewed the Town of Cochrane’s official plan and a planning report dated Sept. 16, 2026, and considered information presented at a hearing held Oct. 14, 2026.

The approval includes a requirement that the applicant meet “all the requirements, financial or otherwise, of the municipality.”

The applicant must also provide a copy of a registered survey of the severed lot prepared by an Ontario Land Surveyor.

The decision sets out two timing requirements under Section 53 of Ontario’s Planning Act. It says a “certificate of consent” must be affixed to the deed within two years of the notice of decision being given. It also notes that the transaction approved by the consent must be completed within two years of the certificate being issued.

The planning board’s notice says it is the applicant’s responsibility to fulfill the conditions within two years of the approval letter, and the board will not issue further warning when that period is nearing its end. If the conditions are not met within two years and the applicant still wants to proceed, the notice says a new application and fee will be required.

The lands are identified in the notice as Plan M150NB, Lot 6, within the Town of Cochrane.
