Oct. 8 hearing in Cochrane on proposed lot severance at 1141 Concession 2&3

The Cochrane and Suburban Planning Board will hold a public hearing on Wednesday, Oct. 8, 2025, at 7 p.m. at Town Hall, 171 Fourth Avenue, on an application to sever land at 1141 Concession 2&3 in Cochrane, according to a municipal notice dated Sept. 23.

The hearing will collect public comments before the Board decides on Consent Application B2025-11 under Section 53 of the Planning Act, the notice says. It also states that appeal rights are tied to written submissions made before the Board gives or refuses provisional consent.

The owner is listed as M. Johnson. The application seeks approval to create one new lot of approximately 38.85 hectares (96 acres) with about 76.03 metres (249.44 feet) of frontage on Concession 2&3. The retained lot would be approximately 20.64 hectares (51 acres) with about 371.99 metres (1,220.44 feet) of frontage on the same road, according to the notice.

According to the notice, both the proposed severed and retained lands exceed the minimum lot depth requirement in Zoning By-law 968-2013. The applicant has also filed Minor Variance Application A04-2025 to recognize a deficient lot frontage for the severed lot.

The property is described as Part Lot 17, Concession 3, Glackmeyer Township, within the Town of Cochrane.

Those wishing to participate are asked to contact the municipality by Monday, Oct. 6, referencing the application number or the property address. Staff will provide participation options, including electronic participation, the notice says.

People who want to be notified of the Board’s decision must make a written request to the Cochrane and Suburban Planning Board. Additional information is available for inspection during regular office hours (8:30 a.m. to 4:30 p.m.) at Town Hall, according to the notice.
