Town Intends to Close Portion of Road Allowance and Sell Surplus Land Near Dora Lake
The Town of Cochrane announced on August 28, 2025, its intent to close a portion of shoreline road allowance along Dora Lake and sell adjoining municipal land identified as surplus. The land in question is adjacent to 584 Dora Lake Road and is approximately 0.65 hectares (1.60 acres) in size.
This potential closure and sale follow procedures outlined in By-law No. 1502-2022, the town's policy guiding the management and sale of municipal property. The property under consideration includes two specific portions: about 0.56 hectares (1.38 acres) of Block B on Plan M386C, and approximately 0.09 hectares (0.22 acres) from the shoreline road allowance. The exact area will be confirmed through a survey.
According to Council Resolution 2025-193, which was passed at a regular meeting on May 13, 2025, the lands were declared surplus and are to be offered for sale at fair market value to the neighbouring landowner at 584 Dora Lake Road. The subject property is designated as Rural Area in the Cochrane and Suburban Planning Area Official Plan and is zoned Special Rural (RU-2) under the town’s zoning by-law. The lands currently lack direct access to a municipal road, so the Town is requesting that if the sale proceeds, the property will need to be merged with the abutting parcel at 584 Dora Lake Road.
Council will consider a by-law regarding this closure and sale at its regular meeting scheduled for 6:00 p.m. on September 23, 2025, at the Town Hall Council Chambers, 171 Fourth Avenue, Cochrane. Draft documents and a sketch showing the property boundaries will be available at the municipal office and on the Town’s official website prior to the meeting.
