Cochrane committee OKs reduced setbacks for new garage at Irvine Funeral Home

The Town of Cochrane’s Committee of Adjustment has approved an application to reduce two zoning setbacks to allow construction of a new attached garage at Irvine Funeral Home, 70 Seventh Avenue South. The decision is dated Oct. 15, 2026, and the last day to appeal is Nov. 4, 2026.

The approval allows the garage to be built closer to the property lines than the town’s zoning bylaw normally requires in the Commercial Core Zone.

The committee approved Application No. A06-2026 under Section 45 of Ontario’s Planning Act after a hearing held Oct. 14, 2026.

For the corner side yard, the committee approved a reduced setback of 1.2 metres for the proposed garage expansion. The town’s Zoning By-law 968-2013 sets a minimum corner side yard setback of 3.0 metres for the Commercial Core Zone (Zoning By-law 968-2013, s. 4.21.3(e)). The existing garage has a 4.0-metre corner side yard setback.

For the interior side yard, the committee approved a reduced setback of 0.76 metres for the proposed garage expansion. The bylaw sets a minimum interior side yard setback of 1.2 metres in the Commercial Core Zone (Zoning By-law 968-2013, s. 4.21.3(f)).

The 0.76-metre interior side yard setback is described in the town’s decision as “legal non-complying,” and the approval allows that existing setback to be extended for the new attached garage.

The decision also states the existing garage on the property will be demolished. The property’s primary use is a funeral home, listed as a commercial use in the town’s decision.
