Cochrane planning board to hold Oct. 14 hearing on severance application at 257 Thirteenth Ave.
The Cochrane and Suburban Planning Board will hold a public hearing Wednesday, Oct. 14, 2026, at 7 p.m. at Cochrane Town Hall, 171 Fourth Ave., to consider an application for provisional consent to sever land at 257 Thirteenth Ave.
The hearing gives nearby residents and other members of the public a chance to comment before the planning board decides whether to approve the proposed severance, which would create a new lot and a retained lot.
The application is listed as B03-2026 and is filed under Section 53 of Ontario’s Planning Act, according to the town’s notice.
The stated purpose of the application is to sever the subject lands to create one new lot (and one retained lot) for the construction of a semi-detached dwelling on both lots.
The notice lists the owner as Roland Lessard.
Both the severed and retained lots are described as having a frontage of 10.36 metres, a depth of 56.65 metres and an approximate area of 586 square metres.
The semi-detached dwellings would be serviced via municipal services, according to the notice.
The town’s notice says the lands are within Cochrane’s Urban Settlement Area.
