October 2024 Sees Decline in New Housing Prices Across Canada
The New Housing Price Index (NHPI) for October 2024 has been released, indicating a national monthly decrease of 0.4%. This index measures the changes in the selling prices of new residential houses across Canada. In Ontario, the index showed a monthly decrease of 0.7% for October 2024.
Year-over-year, the NHPI declined by 0.2% nationally. Among the 27 census metropolitan areas (CMAs) surveyed, 16 reported an annual decline. The largest decreases were observed in Kitchener–Cambridge–Waterloo and Ottawa, both at 2.8%, and Toronto at 1.5%. Conversely, Calgary and Trois-Rivières experienced the largest increases, with 4.5% and 3.1% respectively.
The NHPI is calculated based on the market selling prices agreed upon between contractors and buyers, excluding value-added taxes like the federal goods and services tax and the provincial harmonized sales tax. The index covers new single homes, semi-detached homes, and townhouses.
The next release of the NHPI will be on December 17, 2024, covering data for November 2024.
