Timmins to hold May 15 meeting on rezoning request for 422 Hemlock St. three-unit conversion
Timmins city council will hold a public meeting May 15 to consider a zoning bylaw amendment for 422 Hemlock St. that would allow an existing two-storey institutional building to be converted into three residential units.
The proposed change would shift the property from institutional zoning to a residential category and includes requests to reduce certain zoning requirements for frontage and setbacks.
The meeting is scheduled for Friday, May 15, 2026, at 9 a.m. in the council chambers at 220 Algonquin Blvd. East, Timmins.
The applicant is Brijesh Patel (1001033964 Ontario Inc.). The city lists the file number as Z-2026-01.
The property is currently zoned Institutional (NA-IN) and Institutional with Special Provision 6.131 (NA-IN SP6.131). The application seeks to rezone it to Residential Third Density (NA-R3) with Special Provision 6.201 (NA-R3 SP6.201), to permit uses allowed in the Residential Third Density zone.
As part of the application, the applicant is seeking relief from Timmins Zoning By-law 2011-7100 on three items. The request would reduce the minimum lot frontage from 18.2 metres to 13.77 metres.
It would also reduce the required front yard setback from 7.5 metres to 2.33 metres, and reduce the north interior side yard setback from 1.8 metres to 0.53 metres.
The public meeting is being held under Section 34 of Ontario’s Planning Act.
