Cochrane committee approves variance for secondary unit in detached building at 141 Lake Louise Road; appeal deadline March 31

The Town of Cochrane’s Committee of Adjustment has approved a minor variance for 141 Lake Louise Road that permits a secondary dwelling unit of up to 130.06 square metres (1,400 square feet) within a detached ancillary building. The last day to appeal the decision is March 31, 2026.

The decision affects how a second residential unit can be added on the property and sets limits on where it can be located and how large it can be under the town’s zoning bylaw.

The owners listed on the notice of decision are L. Kennedy and S. Redman.

According to the decision, the variance allows a secondary dwelling unit in a detached ancillary building, while the town’s zoning bylaw states that one secondary dwelling unit may be permitted in a single-detached dwelling, a semi-detached dwelling, or a townhouse.

The decision also permits a larger unit size than the bylaw otherwise allows for portions at or above grade. The notice cites a bylaw provision that limits a secondary dwelling unit to 56.0 square metres for any portion located at or above grade; the approved variance allows up to 130.06 square metres.

The approval includes two conditions. Northeastern Public Health must confirm there is adequate servicing capacity to accommodate the proposed secondary dwelling unit, and the secondary dwelling unit cannot be severed from the parent lot to create a new lot.

The notice states the committee considered a planning report dated March 4, 2026, along with correspondence received and information presented at a hearing held March 11, 2026, before making its decision.
